Solera by Del Webb, Gated Active Adult Retirement Community

Chandler Market Update

My analysis of the Chandler market  shows as of today, we have approximately 1,758 active listings with 846 of those under contract for a total inventory of 2,604 properties.  

The majority of buyers in Chandler are buying in the $100-200K market because approximately 48% of the properties in that price range are currently pending.  The $200-300K market follows with 25% and the data shows that from Jan 2009 thru Feb 2010, the average sale price in Chandler was $219K. 

I also pulled the TOTAL MONTHLY CLOSINGS, AVERAGE SOLD PRICE, AVERAGE PRICE PER SQUARE FOOT and AVERAGE % OF LIST PRICE (meaning the % of price closed of the list price) over the past 14 months.  The graph shows June 2009 has had the most closings of 473, with a monthly average of 362 and the 14 month total for Chandler was 5,071.  If no new listings were added, we would have approximately 4.85 months of inventory left but I’m relatively certain new listings will continue to be added to the market.  The price PSF averaging $105 was at it’s lowest in Aug and Dec of 2009 when it was at $101.  The % of list price has risen since Jan 2009 which I believe may be due to agents properly pricing the listing to get it sold therefore the actual closed price is closer to the list price.

Phoenix Home Sales

Phoenix area (Metropolitan Phoenix) home sales through the end of November totalled 85,651 and I’m projecting that by year-end, we’ll have a total for the year of approximately 93,000. The highest homes sales in recent years were 2004 at 98,922 and then 2005 at 104,725 so we’re close to those levels in sales. Obviously, what’s driving sales is the rock bottom prices but my feeling is this has allowed more people the opportunity at home ownership than when prices had peaked in 2005/2006. Yes, credit is harder to come by and lenders have swung the pendulum 180 degrees from the peak years, but my feeling is this is a good and necessary correction and needed if we’re ever to recover from the current situation we’re in. Things do slow down towards the end of the year and peak buying time is during spring, but all in all, buyers are buying and sellers are trying to hold out unless they absolutely need to move due to life changing events.  New Listings for 2009 will no doubt be less than last year’s total of 162,181 total new listings.  To date we are currently at 136,786 so we’ll see where that number ends up after the month of December.  If you’re thinking of making a move, please give me a call!

Metropolitan Phoenix Market Activity

img064While sales are holding steady, they have thus far peaked in June at 9,327 and declined slightly July, August and September.  Overall however, we still have 3 more months to add to the 70,038 year-to-date figure, already surpassing the 2008 total of 60,108.  New listings for the year, through September 2009 total 112,798, a 10% reduction for the same time period from last year which was 123,283.

After several months of much of the same, approximately 76% of buyers are purchasing properties under $200,000 with the majority purchasing in the $100-$200K range.  Properties under $100K have an absorption rate of 52% while properties from $100-$200K have a 45% absorption rate.  The luxury home market has only 3% of the buyers and low absorption rates.  While homes under $200K are fetching multiple offers, the luxury home market is still declining as those homes sit on the market and it may be awhile before it bottoms out.

The Foothills of Ahwatukee, Phoenix, Arizona

If you’ve ever driven through The Foothills of Ahwatukee, with the gorgeous homes, golf courses and mountain views, you know what I’m talking about! The other day I was out driving my topless jeep and enjoying the perfect Arizona weather while touring homes and the area in general and then made a stop at a local hangout called Loco Patron. This area has such a relaxing feel and is one of the more popular places to look for a home. As of today, there are 171 active listings, 45 pending transactions and a whopping 88 transactions have closed in the last 3 months. You can find just about anything in this area from a 700 sq. ft. condo at San Riva for $60K to a 10,454 sq. ft. palace, fit for a King and Queen at the Sanctuary for $3.495M! Here are the “average” price per square foot in tiered square foot ranges:
