Ocotillo Lakes Chandler Arizona


Ocotillo Lakes is a community located between Dobson and Alma School roads and Chaparral Way/Lake Drive to Bartlett Way in the Ocotillo area of Chandler, Arizona.  This includes The Retreat & Enclave at Ocotillo.  Many of the homes in Ocotillo Lakes sit on the lake that runs throughout the community.  Ocotillo Lakes was built between 1998-2001 by Edmunds-Toll and Pulte Homes.

Currently there are 12 active listings, 2 pending and 10 properties that have closed within the past three months.  The actives currently range from $190,000 to $483,000 and 1,533 square feet to 3,533. There are 6 homes under $260,000 and 6 over.  The average list price in Ocotillo Lakes is $330,000 however that is in part because of The Retreat & Enclave at Ocotillo which is a gated community with higher home prices.  Out of the 12 active listings, 3 are regular deals, 4-short sales (3 of those being pre-foreclosures), 1 pre-foreclosure and 4 lender owned properties.  Out of the 10 properties that closed within the past 3 months, 2 were cash transactions, 1 FHA (lender owned property) and the remaining 7 were regular transactions involving conventional loans.   Here are the actual closings:

Eden Estates Chandler Arizona


Eden Estates is a quaint gated luxury home community located in Chandler at Armstrong and Alma School roads,  just half a mile south of the 202 (San Tan) freeway.  There are only 40 properties in Eden Estates all of which are 1 story and built between 1999-2007 from various custom builders and each home has a unique and distinct design.  The average size home in Eden Estates is approximately 3,866 square feet.  With it’s proximity to the freeway, it’s easy access to all major freeways and only 3 miles from Chandler Fashion Mall, the eclectic historic downtown Chandler area with restaurants, shopping and the Farmers Market which will start back up October 7th, Eden Estates is a great location!  There were no closings in Eden Estates during 2009.  The last closing in this community was in June 2008, exactly two years ago and in previous years were:

Pinelakes Estates, a Chandler Arizona Luxury Community


Pinelake Estates
 is a community located between Arizona and McQueen and Ocotillo and Chandler Heights Road in Chandler, Arizona.  Many of the homes in Pinelake Estates actually sit on the lake that runs throughout the community and located  in the center of the community is a large park with a playground for kids.  Pinelake Estates has an assortment of different builders such as DR Horton, Shea, Trend Homes and Shuler so it’s a nice mix of different styles and has more of a unique look rather than three to five cookie-cutter styles of the same home.  This is a gorgeous community with well maintained grounds.  Currently there are 7 active listings, 3 pending and 1 property that closed within the past three months.  The actives currently range from $399,000 (3290sf) to $599,900 (5199sf) with an average list price of $512,229 (3715sf), were built in 2003 and 2004, have average lot size of 15,000+ square feet, annual taxes of $3,200 and a quarterly homeowners fee around $300.  Out of the 7 active listings, only 2 are short sales.  The 3 pending transactions range from $359,000 (2863sf) to $439,000 (3290sf) and were on the market 46 days.  The 1 property that closed within the past 3 months was a traditional sale, only on the market 15 days and was 3,034 square feet that sold for $380,000.
