South Chandler, Ocotillo Area Actives, Pending and Closed Properties

Currently, there are 89 Active, 146 Pending (includes short sales most of which are noted as AWC) and 204 Closed (since January 30, 2012) properties in this South Chandler or Ocotillo area, located from the 202 to Chandler Heights Boulevard and Price Road to Arizona Avenue.  These numbers, including the information on the spreadsheet I put together are significantly different that a few months ago.  If you’re a buyer who is of the mindset that you can low ball offers or get closing cost credits, hopefully you’re working with an agent that has advised you that strategy is not going to get your offer accepted.  Many if not most properties right now are getting multiple offers within a day or two.

Chandler Closings November 2010

 is a gorgeous resort-like gated townhome community located in the heart of the 27-hole Ocotillo Golf Course and adjacent to the  Ocotillo Golf Club which is within walking distance from the gated entrance.  Just a little over 3 miles south of Alma School Road and the 202-San Tan Freeway makes Cantabria Shores easily accessable! 

Some of these units have spectacular views of the course, lush greens and ponds which surround the community.   Cantabria Shores has heated pools and spas, cabanas with a mister system and a clubhouse which provides fine dining at Bernard’s.  With the D•Vine Bistro and Wine Bar also within walking distance along with many other area restaurants, shopping and schools, Cantabria Shores is a great place to call home!  All this and discounts for golf too!

Why Do I Need My LSR Now?

I have many people contact me to show a property and they assume I will jump in my car and meet them at the property, especially in this online world we all live in.  First of all, not only is that not a “safe” thing to do from the Realtors perspective, but it doesn’t make any sense. 

Most Realtors, before showing properties will require that a buyer looking for a home provide an LSR (Loan Status Report) which is basically a pre-qualification signed and completed by their lender stating that they have been approved for the loan, what that amount is, interest rate and whether they issued a GFE (Good Faith Estimate), etc.  If a buyer is paying cash, they will need to produce a VoF (Verification of Funds) from their lending institution showing evidence that the buyer has the necessary funds to purchase the property.  Additionally, if you as a buyer are really looking for a property that you are going to call home, doesn’t it make sense to sit down with the Realtor in their office to go over your specifications so that they can help you achieve your goal?  Just because it looks good online, doesn’t mean it is and most Realtors know the neighborhoods they work very well. 

Also, there is nothing worse that showing a buyer a home and then finding out they cannot buy that home they just saw and had to have.  Not only is it a disappointment for the buyer but believe it or not, it makes the Realtor feel bad as well.  A serious home buyer will get their LSR in advance of looking for properties so that when the buyer finds that dream home they must have, they can actually act on it. 

There are very few deals, if any these days where a seller will accept a contract without evidence that the buyer is capable of purchasing that specific property, whether financing or paying cash and if financing, it’s actually required in the contract.  When the buyer looks for a property and then gets the LSR, that can delay the buyer making an offer on the property and very possibly missing out on that deal. 

The LSR also confirms that the buyer is ready, willing and able to look for properties and move forward.  We as agents, believe it or not, do not like showing properties to a buyer for days and then find out they can’t qualify for a loan and that we’ve just wasted  their time, our time, money, gas, etc. trying to find a home for a buyer that does not have the financial means to purchase.

Mortgage Rates Might Not Be Low For Long

The near-record low mortgage rates seen during the past few weeks may not be around much longer.

Signs of improving economic conditions could lead Federal Reserve Chair Ben Bernanke to raise key interest rates, driving up mortgage rates, says Stephen Stanley, chief economist at Pierpont Securities LLC.

The evidence includes more consumers are paying their bills on time. Past-due accounts at American Express declined 34 percent compared to a year ago, and Target Corp. reported its lowest delinquency rate in two years during the second quarter.

In another sign of economic improvement, fewer banks reported tightening lending standards this month, one reason consumer borrowing rose for the second time in three months.

“If lending standards start to stabilize, that’ll be another reason to remove the emergency measures, including the zero rate,” says Jay Bryson, a senior global economist at Wells Fargo Securities LLC in Charlotte, N.C., who formerly worked at the Fed in Washington.

Chandler Arizona Condos and Townhomes

The South Chandler area known as Ocotillo has many options if it’s condos or townhomes that you’re looking for or the luxury of lock n’ leave em’. These communities are known as Wildrose Villas, The Bridges at Ocotillo, Carino Villas, Cantabria Shores and Crescent Falls and Serenity Shores at Fulton Ranch and each has their own unique personality.  Suprisingly, there are only 31 total actives properties available  and 7 currently pending in these 6 communities compared to 127 condos/townhomes available in Chandler north of the 202.  I have pulled some data from the Arizona Regional Multiple Listing Service (“ARMLS”) for each community in the event you are looking for a condo or townhome in the Ocotillo area:

Wildrose Villas is not a gated community but feels like it, has adobe style units and has a cozy feel to it.  One of the things I like about Wildrose Villas is that generally the only traffic in the community is that of the residents since there is an entrance on the west and east and an oblong street that runs around or through the community. It has a nice common area in the center of the community that has mature vegetation so it’s very nice to walk through and the community pool is on the east end. Walking distance to Fry’s supermarket center on the southwest corner of Alma School and Germann.  The monthly homeowners association dues are $115.

The Bridges at Ocotillo is a gated community and the residents enjoy fine amenities including a canal like lake running throughout the community along with fountains, a fully equipped fitness center, swimming pool and spa, designer-furnished clubhouse and more.  Walking distance to the Albertson’s center at the southeast corner, Las Tiendas on the northeast corner, Target center on the northwest and The Falls on the southwest corner of Alma School and Queen Creek.  Just south of the complex are many areas to bike and walk!  Who needs a car?  Ok except maybe to work. The monthly homeowners association dues range from $221-$225.

Carino Villas is a gated community and located across the street from The Bridges at Ocotillo and was built in 2007 and has some energy features such as 2×6 construction and low e-dual pane vinyl windows.  The complex is completed for the most part and is located within walking distance to Alma School and Queen Creek which has shopping, restaurants, grocery stores, etc. on all four corners.  The monthly homeowners association dues range from $200-$370.

Cantabria Shores is a gated community and located right next to the 27-hole Ocotillo Golf Club/Course.  Some of these units have spectacular views of the course and lush greens surrounding the community with a resort feel, heated pools and spas, cabanas with a mister system and a clubhouse which provides fine dining at Bernard’s.  All this and discounts for golf too?!  You can walk to the pro shop from this location!  The monthly homeowners association dues range from $180-$236.

Crescent Falls and Serenity Shores are both gated communities located in Fulton Ranch, a gorgeous master-planned community!  Both are new communities and are not completed, but construction is ongoing. The entrance to the community is located at Fulton Ranch Blvd and Alma School Road on the west, Fulton Ranch Blvd and Ocotillo Road on the north and Arizona Avenue and Lake Drive on the east.  Needless to say, this community is large but that includes single-family properties in all sizes and price ranges and some luxury properties too!  With heated pools, spas, fitness centers and lush landscaping that you don’t need to take care of, what else could you ask for?  From Serenity Shores you can walk to the Fulton Ranch shopping center since there is a gate that provides access. Crescent Falls monthly homeowners association range from $178-$345 while Serenity Shores ranges from $140-240.
