Carino Estates Chandler Arizona
Carino Estates is one of my favorite Chandler neighborhoods! It is located south of Ryan Avenue, between Alma School and Arizona Avenues in the heart of south Chandler and developed by Shea Homes. Hancock Elementary School is located at 2425 S. Pleasant Drive adjacent to the vast Ryan Park, north of Ryan Avenue and Hamilton High School, a very popular school is located at 3700 South Arizona Avenue. With many major stores and restaurants such as Stein Mart, HomeGoods, Sprouts, OfficeMax, Native New Yorker, Albertsons, Target, Keegans, Big 5 Sporting Goods, Fry’s and the Cobblestone Auto Spa, there are many options to choose from.
As far as pricing right now, Carino Estates couldn’t be more affordable! There are currently 12 active listings ranging from $189,000 (1519sf) to $325,000 (3024sf). 8 listings are currently pending and within the past 3 months, there have been 11 closings with a low of $210,000 (1753sf) to a high of $285,000 (2750sf) and an average of $244,000 (2074sf). Out of the 11, 3 were short sale/pre-foreclosures, 3 were lender owned properties and the remaining 5 were regular transactions. 2 of those regular transactions were cash, 1 an FHA loan and 8 conventional loans. Properties in Carino Estates are currently on the market for an average of 64 days. Regular or non-distressed properties are on the market an average of 51 days while distressed properties such as short sales, pre-foreclosures and lender owned properties are on the market an average of 75 days. Carino Estates is a great community and with Ryan Park and the many greenbelts, you will always see kids playing, people walking their dogs or just basically enjoying the great weather we’re having right now! Active and Pending Listings for Metro Phoenix
This is an update of the total Phoenix Real Estate inventory through March 2010. If you click on Phoenix Metro Active & Pending Listing Statistics through March 2010, you’ll notice that that 36% of all pending transactions are in the under $100K price range and that absorption rate within that price range is almost 50%. Campo Verde, Chandler AZ Real Estate
Campo Verde Chandler AZ Real Estate located at the southeast corner of Frye and Alma School roads is probably one of my favorite Chandler area neighborhoods for it’s Santa Fe and Tuscan style home designs, location and general overall appeal. Campo Verde in Chandler was built in 2005 and 2006 by Meritage Homes and has approximately 102 lots. Prior to the homes being built back in 2004-05, there was a furious lottery going on for these lots. People were signing up just to get in the community without knowing where their lot would be located. Campo Verde has a mix of one and two-story homes ranging from 2,300-4,200 square feet and is a unique and lovely community! Centrally located, it is just 3 miles from Chandler Fashion Center and across the street from San Marcos Golf Course.
Currently there are only 2 active listings available in this community priced at $399,900 (4,180 sf) and $499,999 (3,711 sf). I usually pull comps for no more than the past three months but in Campo Verde there were only 2 properties that closed in May and December of 2009 and 1 so far in February of this year as evidenced on the Campo Verde Chandler AZ Statistical Market Analysis. The lowest price was $327,000 (3,570 sf) while the high was $399,900 (3,711 sf). The price per square foot is up from last year which is good, however there are 5 potential foreclosures in the neighborhood and those will bring down values. The HOA fees in Campo Verde are approximately $210 quarterly. Carmel Bay at Ocotillo, Chandler, AZ
Carmel Bay, Chandler, Arizona is in a great location in the heart of the Ocotillo area of Chandler and prices couldn’t be better! This community was built by UDC Homes between 1995-1997, is close to shopping, restaurants, golf and Basha Elementary and Hamilton High Schools. With only 2 active listings currently available and starting as low as $165,000 for 1,605 square feet, this is a great price for anyone including first time home buyers or someone looking to retire. The 4 closings within the last 3 months ranged from $165,000 (1,910 sf) to $231,000 (2,140 sf) with an average price per square foot of $104 and were only on the market for 34 days!!!
