Lyons Gate is a newer Gilbert community located on both sides of Higley Road, just south of the 202 between Ray and Williamsfield Roads. A lot of the community has that small town main street feel with the garages in the back with little if any yard maintenance. There’s a large community pool, spa, basketball court, volleyball court and several children’s play areas. Lyons Gate was built by several builders including primarily William Lyon Homes, Hacienda, Pulte, Orleans, Ashton Woods and Meritage from 2005 to current. I love the frosted garages on the new ones!! Rents have surged as home prices have dropped, which have prompted some to ponder whether homeownership is really worth it. Moody’s Analytics data has suggested that it makes more financial sense to rent than buy in many U.S. cities, but Moody’s chief economist Mark Zandi now says that is about to change.
“By mid 2011 and certainly by end of 2011, buying will be superior to renting in most parts of the country,” Zandi says.
Home prices are expected to fall further, making more homes affordable, whereas rent prices are expected to continue to rise this year.

I’m often asked why we don’t have more basement homes in Arizona. While they are common in other parts of the country, it really wasn’t until recently that builders focused on building basement homes partly because they can take up to an additional 30 days to build and can add $40-$50 dollars more per square foot to the price of the property. Also, in Arizona, we only have to dig about 18 inches to put in a foundation for a non-basement home while in colder parts of the country, they have to dig several feet below the frost line therefore a little more digging is not that much extra in cost. One of the benefits of a basement home is the two stories with the one level being underground. This creates a more constant temperature while reducing heating and cooling costs. While you may pay more for a basement home, the energy savings over years can be significant. In the Chandler, Gilbert, Queen Creek area, there are currently 82Active Basement Home Listings that range from $170,000 to $5,000,000 and 2,142 square feet to 12,415. There are 21 pending basement properties totaling $8,775,000 in value. 40 basement homes have closed in the past 3 months alone with those prices ranging from $121,000-$875,000 and totaling $16,236,000 in sales.
