South Chandler, Ocotillo Area Actives, Pendings and Closed Properties

I have put together a list of properties in the South Chandler, Ocotillo area that are Active, Pending or have Closed in the past 3 months so you can get an idea of what’s going on in certain neighborhoods.  They are sorted by the name of the community and then by square footage.  The link to the list contains the following communities in which there is an Active, Pending or Closed (within the past 3 months) property as of April 30th:

South Chandler, Ocotillo Area Actives, Pending and Closed Properties

Currently, there are 89 Active, 146 Pending (includes short sales most of which are noted as AWC) and 204 Closed (since January 30, 2012) properties in this South Chandler or Ocotillo area, located from the 202 to Chandler Heights Boulevard and Price Road to Arizona Avenue.  These numbers, including the information on the spreadsheet I put together are significantly different that a few months ago.  If you’re a buyer who is of the mindset that you can low ball offers or get closing cost credits, hopefully you’re working with an agent that has advised you that strategy is not going to get your offer accepted.  Many if not most properties right now are getting multiple offers within a day or two.

South Chandler (Ocotillo) Market Statistics

Here’s a monthly update on the South Chandler Market Information, the area known as Ocotillo with its boundaries from the 202-San Tan Freeway to Chandler Heights and Price Road to Arizona Avenue within zip codes 85248 and 85286.    Total inventory in this area is 383 with 262 of those being ACTIVE and 121 PENDING.  There were 47 closings in August 2010.  The 47 closings in the Ocotillo area of Chandler, Arizona were comprised of 25% pre-foreclosures/short sales, 30% lender-owned or foreclosed homes and the remaining 45% were regular sales (non-distressed sellers).

Ocotillo Lakes Chandler Arizona


Ocotillo Lakes is a community located between Dobson and Alma School roads and Chaparral Way/Lake Drive to Bartlett Way in the Ocotillo area of Chandler, Arizona.  This includes The Retreat & Enclave at Ocotillo.  Many of the homes in Ocotillo Lakes sit on the lake that runs throughout the community.  Ocotillo Lakes was built between 1998-2001 by Edmunds-Toll and Pulte Homes.

Currently there are 12 active listings, 2 pending and 10 properties that have closed within the past three months.  The actives currently range from $190,000 to $483,000 and 1,533 square feet to 3,533. There are 6 homes under $260,000 and 6 over.  The average list price in Ocotillo Lakes is $330,000 however that is in part because of The Retreat & Enclave at Ocotillo which is a gated community with higher home prices.  Out of the 12 active listings, 3 are regular deals, 4-short sales (3 of those being pre-foreclosures), 1 pre-foreclosure and 4 lender owned properties.  Out of the 10 properties that closed within the past 3 months, 2 were cash transactions, 1 FHA (lender owned property) and the remaining 7 were regular transactions involving conventional loans.   Here are the actual closings:

There are 5 active rentals in Ocotillo Lakes ranging from 1,715-2,795 square feet and at least 3 bedrooms 2 baths.  Pricing ranges from $1,400 to $2,495 or $.82 to $.94 per square foot.  Closed rents are averaging $.97 psf and are on the market for only 29 days!

South Chandler Closings Comps Ocotillo Area

Here’s an update on closings in the South Chandler area known as Ocotillo.   I extract this information from the ARMLS (Arizona Regional Multiple Listing Service) and its boundaries are the Ocotillo area of Chandler (202 to Chandler Heights and Price Road to Arizona Avenue) zip codes 85248 and 85286.    Total inventory in this area is 371 with 238 of those being ACTIVE and 133 PENDING.  There were 57 closings in July 2010.    Here is a link to the statistical information sorted by community name  Ocotillo Area closings 2010 July .
