Southeast Valley Basement Homes

I’m often asked why we don’t have more basement homes in Arizona.  While they are common in other parts of the country, it really wasn’t until recently that builders focused on building basement homes partly because they can take up to an additional 30 days to build and can add $40-$50 dollars more per square foot to the price of the property.  Also, in Arizona, we only have to dig about 18 inches to put in a foundation for a non-basement home while in colder parts of the country, they have to dig several feet below the frost line therefore a little more digging is not that much extra in cost.  One of the benefits of a basement home is the two stories with the one level being underground.  This creates a more constant temperature while reducing heating and cooling costs.  While you may pay more for a basement home, the energy savings over years can be significant.  In the Chandler, Gilbert, Queen Creek area, there are currently 82 Active Basement Home Listings  that range from $170,000 to $5,000,000 and 2,142 square feet to 12,415.  There are 21 pending basement properties totaling $8,775,000 in value.  40 basement homes have closed in the past 3 months alone with those prices ranging from $121,000-$875,000 and totaling $16,236,000 in sales.
