Southeast Chandler Closing Comps July 2010
Here’s an update on closings in the Southeast Chandler area, east of Arizona Avenue in zip codes 85249 and 85286. I extract this information from the ARMLS (Arizona Regional Multiple Listing Service). Total inventory in this area is currently 650 with 431 of those being ACTIVE and 133 PENDING. The Trails at Abralee Meadows
The Trails at Abralee Meadows is another great Chandler community located southwest corner of Queen Creek and Gilbert roads and just east of Sienna at Markwood. The Trails at Abralee Meadows consist of approximately 287 homes built between 2004-2006 by Sunwest of which 147 are 1 story, 140 are 2 story and average 3,303 square feet. Less than a mile and a half from the 202/San Tan Freeway, the Trails at Abralee Meadows is located close to the Crossroads Towne Center with major tenants such as Michael’s, Barnes and Noble, Pier 1, Target and TJMaxx on the east side of Gilbert road and the Walmart Super Center, Home Depot, In and Out Burger and more on the west side and just off the 202 San Tan Freeway.

For Closed properties (within the past 3 months), the highest price paid was $335,000 for 3,962 square feet or $113 per square foot and the average was $290,071 for 3,103 square feet or $96.05 and were on the market an average of 40 days. Sienna at Markwood is another beautiful Chandler community with its Tuscan styled homes, was built in 2005 and 2006 by Trend and Brown Family Homes and is located on the southeast corner of Cooper and Queen Creek roads in Chandler. Sienna at Markwood in Chandler is only a mile and a half from the very popular Crossroads Towne Center with major tenants such as Michael’s, Barnes and Noble, Pier 1, Target and TJMaxx on the east side of Gilbert road and the Walmart Super Center, Home Depot, In and Out Burger and more on the west side and just off the 202 San Tan Freeway.
If you’re looking for a good deal right now, don’t wait too long! The prices in Sienna at Markwood in Chandler could not be better! To give you an example of just how good the prices are, in past years these homes were selling for:

They were on the market an average of 53 days which is GREAT by today’s standards and they are fetching 100% of the list price. The highest price paid was $362,000 for 3,526 sf while the lowest was $175,00 for 1,871 sf. The average price paid was $268,000 for 2,630 sf.
